Most conservatories fall under Permitted Development rights — meaning no formal planning application is needed, provided the build meets specific size, height, and boundary conditions. However, larger conservatories are more likely to approach or exceed those limits, and properties within conservation areas, on listed buildings, or in designated zones across Cheltenham and the Cotswolds may have additional requirements.

How large can a conservatory be without planning permission?

Under current Permitted Development rules, a rear conservatory on a detached house must not extend more than 4 metres from the original rear wall (3 metres for all other house types), must not cover more than 50% of the land around the original house, and must not exceed 4 metres in height. Larger builds may also require a neighbour consultation. Our team will confirm exactly what applies to your specific property from the very first conversation.
